The Home Selling Process

The home selling process begins with the decision to sell, whatever that reason may be. Next step will be to find a Realtor and meet with them and get a free home value report so that you know how much your home is worth in the current real estate market. When you meet with the agent you should get their advice on what needs to be done to your house to get it ready to sell. You may hear things you don’t like, but remember they know what sells houses and it is going to hopefully make you more money in the sale of your home. Here are some tips I have gathered to help you get your home ready to sell. – Seller tips

Once you have your home ready for the market, it is time to get your home listed. You will meet with your Realtor and they will advise you on the best price to list your home. I personally will provide you with three price options based on how fast you would like to sell. Keep in mind; it’s always your say on what you sell your home for. You will sign a contract between you and the brokerage, and it will spell out all the terms and conditions

Next you will need to fill out a sellers property disclosure form stating the things you know work, don’t work and anything that may be wrong with the property. It is important not to lie; it could lead to trouble down the road.

Be sure before signing with an agent that you know what their marketing plan is and how they are going to get your home sold. A good agent is going to measure the rooms, take lots of quality photos, and want to know everything about you home. If your agent gets your signatures and leaves, it’s not a good sign that your home is going to get advertised well. Listings with great pictures and/or staged to sell will sell it quicker and get a lot more showings.

Now your home is on the market. While your home is on the market it needs to be kept clean and ready to show at any time. I know how inconvenient and hard this can be as I have had my home listed while having 3 kids under 9 plus a 2 year old, but it must be done. You never know, your buyer could have been the one that came through when you let your guard down, and they decided not to because they were unable to see through the mess and see how great your home is. Along with keeping it clean, you need to make your home available on short notice as much as possible. If you tell someone that they can’t look when they want to, you may have just sent your buyer away forever to buy another house. Currently in the Treasure Valley market, homes that are priced well and in good showing condition are not lasting very long before they are under contract..

Here is something to keep in mind. You are selling your home, which means you’re going to need a new place yourself. Don’t wait until your home is sold to start looking. Start looking early and be informed on the market you’re looking to buy in. It is important to have a good exit strategy (Where will you go between houses? Where will you put your belongings?). You can look and wait to buy when you get an offer on your current house, but what happens if you find the perfect home for you before your home sells? You make an offer, but part of your offer is that it is contingent on the sale of your current home. This way if your home doesn’t sell then you don’t get stuck with two homes and two mortgages.

All right you have an offer, now what? Your agent receives the offer for your home and will review it and advise you on what is being offered. One thing to keep in mind is if you don’t negotiate with the buyer they are not going to negotiate with you. You are never obligated to accept an offer you don’t like. If you get down to where you and your buyer are just $500 to $1000 away from an agreement but you’re in a stalemate, consider this. If you choose not to concede the difference and leave your home on the market, it could be another month or two before the next offer. Sure your second offer was $1000 better than the last one, which is just what you wanted, but in the mean time you paid $1200 to $2400 more in mortgage payments. So did you really come out ahead?

You have accepted an offer, what’s next? Now that you have accepted an offer on your house, your agent will send the necessary documents to the title company and open escrow. In most case, now the buyer is going to pay to have a home inspector come a check your home to make sure it is in good repair. Should there be a major problem, either the buyer says ok I am still buying the house, or you step back into negotiations to see who is going to pay for the repairs or the buyer can walk away if you refuse to repair the required items. Also, the buyer’s mortgage company is going to have an appraisal done to make sure the house is worth what they offered. Should the appraisal come in low, you are going back to negotiations. You have a few options but are likely going to have to sell your home for less because it’s not worth what the original offer was. There are many problems you can run into at this stage of the sell, but that is why you have a Realtor to help you get through this process. I have not covered all that can happen but these are some of the major players.

It’s time to close the sell. Everything went well and now you are ready to finalize the deal. At this time you’re going to sign everything that is needed to sell your home. You should always check your closing statement to make sure all the numbers are right and your Realtor will too. In Idaho the deal is not complete until both buyers and sellers have signed and everything has been funded. This can take a day or two, then at that time if you are owed any money you will receive a check from the title company. Congrats! You have just sold your home.

Three Simple Steps to Raise Your Credit Score

Your personal or business credit scores can be increased by following this basic three-step approach. Credit is all about painting a positive picture... it doesn’t have to be complicated. Aside from the obvious step of paying your bills early and on time, there are a number of other things that can be done to improve your credit.

Here’s the simple path to positive credit scores for both business AND personal credit:

1. If there are any errors or incorrect negative reporting, take the steps necessary to fix them.
A lot of people think they are stuck with bad credit. Even victims of identity theft often give up on fixing their credit when they meet resistance from the consumer credit bureaus. If there are errors or incorrect reporting on your credit reports, you have every right to take the steps necessary to correct them.

2. Don’t close accounts that are in good standing.
A lot of times, when a person decides they want to “take better care of their credit”, the first thing they do is call all of their credit card companies and close all of their accounts. This of course backfires, and results in their credit score dropping. This applies to both business credit and personal credit: the more positive history you have, and the more positive accounts you have open, the better your credit scores will be.

3. Manage your debt.
Your debt to available credit ratio (for consumer credit) and your debt to assets ratio (for business credit) are key numbers for determining your credit scores. Keep your debt as low as possible, and don’t max out credit cards or other available credit resources. Use credit wisely and sparingly, and you’ll help paint a positive picture for credit scoring and credit approval purposes.

Is there more to managing credit than these three things? Sure. But the basics are very simple, and if you can manage the basics well your credit score cannot help but improve over the long haul. So take good care of your credit, so your credit can take good care of you!

What do you know about Kuna, Idaho

I have to admit, before my wife convinced me to move to Kuna, I knew very little about it and all the awesome things there are to do here. Kuna is doing a great job of adding in new things and throwing great events.
Lets start with the natural parts of Kuna and the things you can’t find nowhere else but here.  One of the more popular known things to do here is visit and go spelunking in the Kuna Caves.  Though they have been hit with graffiti, it is still fun to take the 50 ft decent into this old lava tube that is said to have continued all the way to the Snake River at one point. Currently you can go about 1/4 mile north in the cave before the tunnels get too small to move through.
A little closer to town, and one of my favorite places to hang out, is Indian Creek.  Though it runs dry in the winter time, the rest of the year provides lots of fun and activities.  One of the
favorite uses for this creek is dropping your raft, tub or flotation device of choice in the water at Stroebel road and float down stream and cross many areas of rapids (more aggressive than the Boise River) for miles down stream.  Along the way you have many options to take out,  as the waters get rougher the farther you go, the final take out seems to be at Black Cat Rd.  Indian Creek also provides opportunity to cool off in the hot summer sun.  There are places shallow and slow enough to just wade a bit and deeper spots to swim or jump from a rope swing.  Last but not least, my favorite activity– fishing.  When the water fills up, some native fish fill the stream and it is also stocked with hatchery trout.  The fishing can be very good if you can find the right spots.


Just off the waters of Indian Creek, the fun continues right in Bernie Fisher Park.  This city park has an 18 hole Frisbee golf  course. It's a great course with plenty to look at and you cover a lot of ground.  Along the river bank runs Kuna’s own version of the Greenbelt, it is quite awesome if I say so myself. Recently add to this are some beautiful sitting areas with shade cover.  This park hosts many events such as the Kuna Farmers Market, Kuna Days Celebration, Car Shows, and also has a band-shell you can rent for your own event.   The park also features a playground, BMX dirt jumps, skate park, several baseball fields and just this year they are adding Movies in the Park for Friday nights.  Kuna also features 9 other parks that include the following; Arbor RidgeButlerChaparossaCrimson PointFarm EstatesSadie
Creek, Green BeltWinchester and my next best favorite Nicholson Park.  Nicholson park is host to Sego Praire Pond which is regularly stocked with fish an is a great spot to take the kids out for an easy catch.
Are you looking for a little of night life and some good grub? One of the hottest place around to get your dance and drink on is Cowgirls.  People come from all over the valley to party at this great club. Looking for a little less crowd, try one of the several small bars in town; Longhorn Lounge, Red Eye Salon and The Arlene. Speaking of people coming from miles around to Kuna, Enrique’s El Gallo Giro is the place everybody comes looking for when they want great Mexican food.  All over the Treasure Valley when someone ask for a great Mexican restaurant, everyone sends them to Enrique’s.  Also in town we have the Firehouse Pizzeria and Grill , Quik Wok, Lima Limon and several other chain restaurants.
Just south of town there is Kuna Butte, this is a great place to come out and ride your ATV’s, motorcycles, UTV’s, or just take your truck on a 4×4 adventure.  The are a couple different spots for target practice as well.  The area is not very big but it is close to home and great for an afternoon outing.  There are a few geocaches hidden up here too if you’re up to doing a little hiking around.
Just beyond the Kuna Caves and Kuna Butte you find yourself right smack in the Snake River Birds of Prey National Conservation Area.  Here you will find yourself amongst Raptors and Owls.  This area is vast and large with plenty of bird watching, wildlife viewing, fishing, boating and hiking to do. After you’re about 20 miles south of town you will find yourself at Swan Falls Dam and Reservoir with plenty of fishing to do.
Back to Kuna now, after all this fun, why not get married in a Castle. Yes Kuna has its very own castle that can be rented out for weddings and events.  So if you want to get married or just host a corporate event, find out more details on the Kuna Castle website – here.
Kuna also ranks on the high end of the scale for education in Idaho.  Currently we have 7 elementary schools, 1 middle and 2 high schools.  Find out more about the KunaSchool District – Go Kavemen!  There also seems to be endless opportunities for you sports opportunities available to our young kids; football, softball, baseball, wrestling, tennis camps, scouts, karate, soccer and so on…..
